Cantilevering joists has limits. The general guide is not to extend more than a quarter of the joist span. For a 12-foot long joist, don't go beyond 3 feet in overhang unless you consult an engineer.

Spacing affects support. Twelve inches between joists provides more support than 24 inches. The 1/3 Rule suggests extending up to a third of the back span outside the beam. For every foot extending outward, ensure the joist stretches inwards about three feet.

Avoid bolting a deck ledger to a cantilevered floor, as the IRC frowns upon it. Attach ledgers securely to avoid safety issues.

Insulation between framing layers helps with thermal control and prevents condensation. Choose materials that offer good thermal retention while allowing breathability to prevent moisture buildup.
